Resident-Curatorship Programs

Simply put, in exchange for restoring a government owned property you get to live in the house for free, and can often write the restoration expenses off your taxes.  This is not a get rich quick scheme, but a proven way for people to get the house they want, and the government to get properties restored at no cost to them.

Many people are already living in the historic house of their dreams through these arrangements with government agencies.

How The Programs Work

Resident-Curatorship programs address the reality that a lot of government agencies lack the funding to do all the restoration that needs to be done on their historic properties.  Resident-Curatorships are public/private partnerships.  Historic properties owned by local, state, or federal governments are turned over to private individuals for a specified period of time, to restore and maintain.  Under a Resident-Curatorship Agreement, the managing government agency still owns the property, but curators get to live there provided they agree to restore and maintain it at their own expense.

Curatorships essentially exchange the priviledge of living in a government-owned historic structure in return for restoring and maintaining it, in some cases for the lifetime of the curators.

The established programs have different requirements, some charge a "lease" of $1 a year to live in the properties, as a way to keep the programs in a standardized legal format; while others are arranged under the traditional fee free setup.  Additionally, some programs have the arrangement for a lifetime of residency for curators, while others have a term of less than 50 years.

They Need You

Many government agencies will gladly turn over their historic property for you to live in.

When curators propose to do the restoration for them this is an attractive offer that many agencies can not, and will not pass up.  This is how you might be able to set yourself up in a historic house without mortgage payments, rent, or property taxes, sometimes for a lifetime.

These programs can put you into a historic home that you might otherwise not be able to afford.

The Benefits

Picture
Most curators are not rich - they do a lot of the work themselves and save a ton of money on the restoration!

Ask anyone interested in historic structures what the greatest obstacle to achieving their dream of restoring and living in their dream house and they will tell you it is the cost.  By the time you have spent the money on buying the property there will be little left over for the restoration, and you will be saddled with huge amounts of debt.

Why go into extreme debt just to buy a historic house when you can get one for free to live in?

Curatorships are the solution!

In these uncertain financial times not many people are able to take on that kind of burden.  In real estate, many people's finances limit their options as to area, age, and size of a house in which to live.  With curatorships you might, for example, get right into a 19th century mansion in some of the most desirable locations, usually surrounded by parkland.  No need to go from classic "starter home", you can jump right into your dream home

Since curators don't service a mortgage, pay rent, or pay property taxes, they can channel their money into the cost of restoration.

Think about all the money you can save by not paying for a mortgage or rent - and the interest payments to the bank you won't have to pay!

Get Your Own Curatorship

Picture
In the book, you will find a step-by-step guide for finding your dream historic house on government land and an easy to follow template for submitting a curatorship proposal.

It is written specifically for novices, and contains tons of practical advice to guide you.

There is practical information on how to find your own historic house and a detailed and comprehensive step-by-step process to create your own proposal to get the house of your dreams.

Curators Recycle Houses

Historic preservation is the ultimate form of recycling.

Not only are you saving tons of money and depriving the banks from all your hard earned cash from mortgage payments and interest - but you are also saving a house from demolition.

Why move into a new house when there are plenty of good historic houses out there that are already built?  By restoring that house you are saving all those house materials from going into the landfill as waste.

Many times these materials are of such high quality that you could not afford to buy them today.  All that old growth lumber in historic houses is irreplaceable - and the houses were usually built to last centuries.  Clean up and restore that house as a curator and you are doing your part to preserve the environment.

Also think about the fact that by not building a new house you are not paying to have materials shipped halfway across the world to your worksite to be built - you just saved the environment another way by eliminating all that wasted fuel.

A Passion For Historic Preservation

Picture
I'm Charles Mazurek, the author of A Free Historic House.

"While working for the government I became involved in curatorship programs and learned how incredibly effective and useful these programs are for both curators, and the governments that own these historic properties.  Curators get a beautiful house to live in, and governments get a property restored at no cost to them.  No one loses out on the deal!"

"I've been involved in historic preservation for over 16 years and have seen many structures get restored through these programs."

"You can't save every historic house that comes your way, but there are many gorgeous houses sitting empty on government land that would make great curatorships.   My hope is that this book will open up more options for people to preserve these wonderful historic structures.  Given the current economy, with funding getting slashed everywhere, the options for governments to pay for historic preservation are getting even narrower.  There is a desperate need right now for programs that are self supporting, and curatorship programs are the ideal solution."

From years of experience running a curatorship program the author has provided in this manual tons of valuable information.

It follows an easy to read format, with a template to follow to create your own bid proposal package.  It is loaded with crucial information that will save you time and money, and prevent you from making costly mistakes.

This book was written specifically to spread the concept of curatorships to more people and agencies, and to simplify what can often be a confusing application process.
